Spalling / Chaulking
Description/Cause: Spalling or Scaling is the deterioration of natural stone, masonry, brick and other cementitious materials as a result of freeze-thaw cycles of moisture penetration and saturation, forcing the surface to peel, pop out or flake off. Spalling is most often seen in basements where moisture is present. Spalling can manifest itself as the appearance of fine particles on the surface.
Damage Created by Condition: The expansion and contraction of moisture caused by the freeze-thaw cycle.
Suggested Maintenance/Products Required: Protective Waterproofing such #88R or #229 (Trowel Grade) Foundation coatings may be used to prevent moisture penetration.
